Well here we are at the end of October and Big Bear Lake is in full fall mode! It is so beautiful and if you blink all of the gorgeous colored fall leaves will have fallen to the ground. Winter is fast approaching! The mornings are cold, the days are chilly, and real estate is great! For any buyers, now is the time! Plenty of inventory has come on the market and there is another interest rate increase expected on December 19th. There will be 3 more in 2019 I am told! So seriously, jump off the fence now and lets find you the perfect place! I am ready to get to work! 1% increase in interest rate is like a 10% loss in purchase power. Meaning, if you are looking at $300k homes right now, and you wait for a full percent increase, you will only be able to then afford a $270k home! Yikes! October Big Bear Market Update
The Big Bear MLS is currently showing 521 single family residential homes for sale in Big Bear. There is 1 short sale and no foreclosures for sale in Big Bear right now. There have been 635 sales in the past 6 months. 119 of those sales were in the past 30 days. 136 homes are currently in escrow. The average days on market for sold homes in the past 30 days in all of Big Bear was 90 days (call me for details on specific neighborhoods). Our average list price on homes sold in the past 30 days was $339,271 (up significantly from the last month) with an average sales price of $326,081. Sellers are accepting on average about 3.8% less than asking. Homes in the lower price range are hot right right now. In fact, of those 119 homes that sold in the last 30 days, only 17 of them were above $500k! And only 1 of those was over a million. That's crazy! Listing prices range from $124,500 to $3,299,000! Interest rates are increasing slowly and are expected to be at 6% by the end of 2019. If you are buying, now is the time! Don't wait until you have a higher interest rate! This could drastically increase your monthly payment!
